Management Services:
Management Fees - Monthly management fee of 10% of the gross rent. (Discounts apply for multiple properties). There is NO fee charged if property is vacant. That's it! No additional nickel-and-dime charges for property visits, etc.
Leasing fees - This one-time fee per vacancy is split between management company and agent that represents the approved applicant/tenant. If no other agent is involved, fee is reduced 50%. No fee is paid out until all Security Deposits and initial rent payment is complete. Total leasing fee averages $500-$700 per property.
Marketing - Maximum exposure is achieved by adding each property to the local Multiple Listing Service (ARMLS) and aggregators like Zillow, Hot Pads, Apartments.com, AzCentral.com, Craigslist, and many more.
Tenant screening - Complete tenant screening includes credit scoring, payment history, criminal and evictions checks as well as employment/income verification. We will also verify past rental history, if applicable.
Lease applications and Lease agreements - We use standardized documents approved by the Arizona Association of Realtors.
Reporting - You will be supplied with detailed monthly statements along with year-end 1099, Income Expense Report and copies of all repair receipts for reporting.
Registration and Rental Tax - We will facilitate your Rental Registration with the Maricopa County Assessor's office and assist in obtaining a Transaction Privilege Tax (TPT) License with the Arizona Department of Revenue (AZDOR) . We will collect, file and pay the appropriate rental tax.
